Let only: 9% of rent
Includes:
Agree the market rent and find a tenant in accordance with the landlord’s guidelines
Provide guidance on compliance with statutory provisions and letting consents
Carry out accompanied viewings
Negotiating offers with prospective tenants
Carry out independent referencing of tenants to ensure suitability of applicants
Production of the tenancy paperwork and progression of the application to the point of the tenant moving in
Collect and remit initial month’s rent received and security deposit
Collect additional rent if required to cover balance of fees
Provide tenant with method of payment
Deduct any pre-tenancy invoices
Rent collection: 5% of rent

Deduct commission and other expenses as required by landlord
Fully managed: 11% of rent

Advise all relevant utility providers of tenant changes
Undertake one midterm inspection visit per tenancy and notify the landlord of the outcome
Arrange routine repairs and instruct approved contractors with landlord’s approval
Hold keys throughout the tenancy term
Provide point of contact for both landlord and tenant
Register security deposit on landlord’s behalf and provide both parties with registration certificate
Additional non-optional fees and charges (irrespective of level of service):
Project Management on all jobs is charged at 10% of the project cost. This applies to all managed properties and excludes VAT

Preparing the tenancy agreement, explaining terms of agreement to tenant and landlord and arranging signatures of both parties.

Inventory, check-in and check-out inspection fees: (all charges are exclusive of VAT)
Upon the landlord’s request we can arrange a full inventory, check-in and check-out inspections of the property and its contents which will be carried out by an independent inventory company at the below cost.

Electrical Installation Condition Report (EICR)
We can arrange for a NICEIC qualified contractor to carry out an EICR and issue a certificate as required by law at the cost shown in the below table. Should the landlord decide to arrange the EICR him/herself we must be in receipt of the report prior to the commencement of the tenancy.
£250.00 for the initial EICR.
*Should the property have more than one consumer unit, the charge will increase by £120 (inc. VAT) per additional consumer unit.
Upon completion of EICR further works might be required to obtain a satisfactory report and a quote will be provided for these.
EPC certificate: £95.00
To arrange an Energy Performance Certificate on behalf of the landlord
Additional property visits: £75.00
To attend for specific requests such as neighbour disputes, additional visits are required to monitor the tenancy, or any maintenance-linked visit.
Serving notice: £95.00
Where we are required to serve the appropriate notice at the end of a fixed term tenancy or to terminate a periodic tenancy, we will do so subject to receipt of sufficient notice (10 weeks) and payment of the appropriate fee.
Renewal fee
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.
*Notes – Renewal fees are calculated at 5% of rent on a 12-month basis (excludes VAT).
Cancellations: £295.00
Fee is payable to include Credit Reference Fee should the Landlord withdraw from the agreed tenancy (prior to commencement) once the offer letter has been signed by both parties.
Management Cancellation Fees: £295.00
This fee is applicable upon cancellation of the management services for your property.
Additional charges may apply for closing the account, including but not limited to:
Compliance charges @95.00
Inventory and final inspection handover charges (starting from 125.00 for a studio/one bed).
Deposit Transfer fees@95.00
A Tenant Finder Fee of £500.00 will be charged if the existing tenant is retained.
Land Registry search fee: £10.00 (exclusive VAT)
To carry out Land Registry search for landlords who are unable to provide a copy of TR1 form confirming ownership of the property.
